SINGAPORE (EDGEPROP) - Having transcended preconceptions of a 99-year leasehold landed development, Victoria Park Villas is now considered “a rare collection of exclusive homes that tick all the right boxes for homebuyers”, says Lisa Lam, CapitaLand head of marketing and sales.
Among the many attributes in its favour is its positioning as the “Crown of District 10”, sitting within the Victoria Park Good Class Bungalow enclave, adds Lam.

The large land plot of 403,012 sq ft, with its wide selection of landed homes, was another major selling point. Listed property group CapitaLand overcame all scepticism when the 109 houses were fully sold and completed by March 2018 — within five years of purchasing the site.

Other positive attributes include its proximity to Tan Kah Kee and Farrer Road MRT Stations, Botanic Gardens as well as a myriad of shopping, lifestyle and dining amenities at Orchard Road, Holland Village and Dempsey Hill, which are “within minutes’ drive”, says Lam.
The biggest draw for young families is the fact that Victoria Park Villas is located within 1km of the prestigious Nanyang Primary School. Within a 2km radius are other top schools such as Raffles Girls’ Primary School and New Town Primary School. Reputable secondary and tertiary educational institutions in the vicinity include Anglo-Chinese School International, Hwa Chong Institution, Nanyang Girls’ High, Nanyang Junior College and St Margaret’s Secondary.

New landed development within a GCB estate

The master plan for Victoria Park Villas was conceived by award-winning, Singaporean architect Mok Wei Wei of W Architects. “It’s very rare to have a new landed development within an established GCB estate in a prime location,” he says.
Mok, in turn, led a team of three other award-winning architectural firms — HYLA, AR43 and Studio Wills + Architects — in the design of the houses at Victoria Park Villas. “Having several architects design the development provides variety and gives the whole estate an organic feel instead of a uniform look,” says Mok.

Within Victoria Park Villas sit 106 semi-detached houses and three detached houses. A hundred of the semi-detached houses are garden villas sitting on site areas ranging from 2,153 to 3,115 sq ft, with built-up areas of 4,165 to 5,285 sq ft. The remaining six semi-detached houses are pool villas, with bigger land areas of 2,960 to 3,835 sq ft and built-up areas of 6,082 to 6,943 sq ft. These semi-detached houses have been sold at prices from $4 million to $8 million.

The three detached houses sit on larger land sites of 5,696 to 6,551 sq ft, with built-up areas of 10,904 to 11,539 sq ft. They were sold at prices from $8.28 million to $9 million each in 2017 when the project was launched.
The homeowners of Victoria Park Villas are not the traditional landed property buyers. Instead, they are “relatively younger”, notes CapitaLand’s Lam, with close to 50% aged 40 and below. More than 90% of the buyers have private addresses predominantly within the Central region, she adds.

Deliberately designed to stand out as an exclusive estate within the Victoria Park Good Class Bungalow enclave, Victoria Park Villas has its own private access, namely Victoria Park Grove. Adjoining the development is Victoria Park Playground, designed by award-winning landscape architect ICN Design International, with an outdoor exercise area and a children’s playground set amid lush greenery. The central feature of the park is a nutmeg tree that was carefully preserved throughout the construction of the project, and now serves as a landmark for the area, once a nutmeg plantation.

‘Unsurpassed quality of life’

Adding to the grandeur is the wide driveway and private basement garage at street level. With the living room elevated above the street, the view will not be of the car porch, which is typical of most landed properties, but of the garden. Privacy is further enhanced by the trellis and façade screens, which also minimise solar heat gain. Meanwhile, skylights at stairwells bring natural light to all levels of the house. The roof terrace offers views of the surrounding greenery.
Designed for multi-generational living, communal and entertainment areas are in the basement and first levels, with the bedrooms on the upper floors. All bedrooms are en suite. Each home has a private, dedicated lift that serves every floor. For ease of mobility, the guest bedroom or granny room is situated at the basement level.
“Every house here has been designed for a quality of life that is unsurpassed,” says Lam. “Every detail is meticulously considered.”
It Is therefore unsurprising that Victoria Park Villas, CapitaLand’s flagship landed development, has been conferred the Top Development Award.
