RANGOON APARTMENTS is located along Rangoon Road in Kallang, in District 8. It is accessible through the nearest MRTs including Farrer Park NE8 and Boon Keng NE9.

Based on transaction data in the last 12 months, sale prices range from S$ 1,204 psf to S$ 1,204 psf at an average of S$ 1,204 psf. Its highest recorded transaction was S$ 1,239 psf in Apr 2022 for a 1,453-sqft unit. Its lowest recorded transaction was S$ 343 psf in Sep 2006 for a 1,453-sqft unit. Other nearby amenities include: 3 Grocerie(s): NTUC FAIRPRICE CO-OPERATIVE LTD, NTUC FAIRPRICE CO-OPERATIVE LTD, PAN PACIFIC INTERNATIONAL HOLDINGS PTE. LTD., and 3 Shopping Mall(s): SERANGOON PLAZA, CITY SQUARE MALL, MUSTAFA CENTRE.

Buyers and tenants are attracted to District 8, which includes Farrer Park, Little India and the area around Serangoon Road. A large proportion of Little India and Farrer Park’s properties are shophouses zoned as commercial/residential, with commercial on the ground floor and homes or apartments above. The area around Serangoon MRT is particularly well served by public transport as Serangoon MRT is an interchange between the Circle Line and North-East Line, and it is also connected to the Serangoon Bus Interchange. Additionally, Little India MRT has links to both the North-East Line and Downtown Line. The large numbers of shophouses in District 8 offers a quaint and unique boutique experience to discerning shoppers looking for a break from the generic, sprawling malls. The district's shophouses are becoming increasingly popular as investment properties, too, especially to investors looking to benefit from their relative scarcity in Singapore and their proximity to the Downtown Core.

As a major financial and business hub, the Central Region stands as the dynamic city centre of Singapore. Spanning 13,150ha in land area, the region hosts Singapore's only UNESCO World Heritage Site and is home to many of the country's national monuments, such as the Merlion Park and Statue of Raffles. Although the region is designated mainly for commercial activities, it houses residential developments ranging from HDBs to bungalows. There is also plenty of greenery in the region, linked by 19km of park connectors. According to the Master Plan 2019, Orchard and Downtown will be rejuvenated as a lifestyle hub to include more mixed developments which offer live, work and play opportunities. New housing will be constructed in the Marina South Area with community facilities and amenities. Stage-6 of the Circle Line opening by 2025 will also enhance the Central Region's connectivity.

"Visited a unit that was above shocking it was so derelict looking. Noisy neighbourhood. There was even mould on the ceiling."

"We lived in 02-02 of Loft @ Rangoon for a year. The apartment is conveniently located but has a lot of practical difficulties. 1. It is road-facing and the amount of dust that enters the house is beyond manageable. Don't even think about opening those windows or balcony doors! The balcony is practically unusable. After just hours of cleaning, it'll be covered in a layer of black colored dust from all the pollution. 2. It is extremely noisy. Even at night, there is considerable noise from the road and being in floor 2, you'll certainly have some trouble sleeping. 3. (Minor) Expect people coming in to view the unit since the apartment is up for sale. We had visitors all through the year. Also be warned that the agent, Josephine Ng, is *unprofessional* and unnecessarily *pedantic*. We didn't have any issues during our tenure, but at the time of vacating the house, the agent created a lot of trouble for us. She was nit-picking over tiny details and did not return our security deposit until more than 3 weeks after vacating (while the legal holding period is only 2 weeks as per tenancy agreement). She wouldn't pick our phone calls/respond to messages when we reached out to her to enquire about our security deposit."
